First-Time Homebuyer Pre-Purchase Education & Counseling


The Housing Council’s First-Time Homebuyer Education and Counseling program will provide you with the foundation needed to enable you to attain, maintain, and sustain homeownership.

The Process:

  1. Orientation Seminarattend a free meeting to learn how we can assist you and how to get started with the application process.

  2. Application — Complete an application and mail or drop it off to the Housing Council at PathStone.

  3. One-on-One Counseling — Once we review your application, we will call you to schedule an appointment. Families receive in-depth, one-on-one counseling to determine what individual steps need to be taken to make owning a home a reality. Credit, savings, and income stability are discussed. Our counselors will also discuss grants you may be eligible for that would assist with down payment and closing costs. An action plan is devised which is followed by both the family and counselor to help you reach your goals.

  4. Homebuyer Education – Once you’ve completed your homeownership plan, your counselor will help you enroll in Homebuyer Education. This class will cover all the things you need to know before purchasing, how to budget, manage debt and credit, shop and close on your first home, and much more. We will bring in guest speakers to share their experience in their role in the home purchase process.
