We help first time buyers become better consumers by learning the basics of home purchase and educate you on different grant programs. Regardless of what lender you may be working with, give us a call. The Housing Council First Time Home Buyer staff has over 30 years experience in the Monroe County Real-estate market and can explain the home buying process to you for from beginning to end. We offer education, one-on-one counseling, credit repair and possible financial assistance towards purchasing a new home. We will teach you everything you need to know so you can achieve your dream with confidence.

Current Homeowners

The American dream of homeownership is not without its challenges and we are here to help homeowners stay in their home. Each year we counsel over a thousand households, helping them to avoid foreclosure by establishing realistic repayment plans with their lenders. Our Reverse Mortgage counseling allows cash-poor elderly residents to draw on the equity in their homes to make repairs and enhance limited incomes. If you own a home and have a question or concern about keeping your home making it better, please call and ask to speak to the Homeownership Hotline Monday through Friday 8:30am to 4:30pm.

The Housing Council is a HUD-certified housing counseling agency serving all of Western New York. We are free, we are local, and we can help, as we did with over 1,100 households last year. Help for Seniors: Consider a Reverse Mortgage

The Home Equity Conversion Mortgage (HECM), also referred to as a Reverse Mortgage, is a mortgage loan offering homeowners over the age of 62 the option to use all or part of the equity in their homes to meet their financial needs. One common reverse mortgage available in New York is the FHA insured product developed by AARP and the US Department of Housing and Urban Development (HUD).  More info...

Predatory Lending

The Foreclosure Prevention Department screens all clients for possible mortgage abuse and predatory lending. Many homeowners are victims of loan fraud and we are committed to helping individuals avoid these scams. We will also make referrals to the appropriate legal agencies for further review and assistance.
